Our Service
After contacting us and providing us with some information, we meet you at your home. We provide you with our brochure so that you can familiarize yourself with our service. Meanwhile, we document the elevations of the floors and the conditions within the crawlspace. We will answer any questions you have about our service. We will inform you of conditions we observe. The inspection and discussion will last about 2 hours. After leaving, we will study the information gathered, and promptly provide you with a written proposal with a defined scope of work and price.
If you decide to go ahead with the repair, we will set up an appointment to discuss and sign the contract. Some portion of the contract price is due at this time.
We will coordinate with you and our crews to schedule the repair work. You do not have to be present during most of the repair.
We will arrive and begin the work of repairing the deficient conditions within the crawlspace, and the conditions detrimental to the performance of your foundation outside of your crawlspace. The work can consist of righting tilted piers, replacing deteriorated blocks, bases, pillars, or wood, installing additional fastening and lumber, installing a water barrier around your foundation to keep surface water out, installing our support system underneath sunken piers, and leveling the floors. At the same time, detrimental effects such as drainage, plumbing leaks, and tree influence, should be repaired.
If we have installed our support systems, we must wait a few days for the concrete to develop strength before proceeding with lifting the house. At this point the work will be over half done; at this time another portion of the contract price is due.
The last steps of the repair process are leveling the floors and adjusting for door and window function. Access to the interior of the house is required for the leveling and adjustment. Damages to the finishes will be addressed, see sidebar. After your floors are leveled, an elevation survey will document the repaired condition; to check that the floors measure level by this method, and as a benchmark for the warranty and service contract. We will provide you with the final elevation survey, your warranty, and a record of the repairs. If all is satisfactory, we expect the balance of the contract amount.
If problems occur during the first year we will repair the defective conditions. At the time of the one year anniversary of the repair, we will discuss with you your interest in a service contract.
Damage to your finishes has occurred due to the failure of the foundation. Our lifting operation will minimize many of these damages, but some additional damages may occur. This is because we cannot reproduce the failure of your foundation in reverse order.
If the finish damages were repaired when the house was not level, leveling the house will cause damages not expected. For this reason some homeowners stop the leveling process before the foundation is flat and level. For this reason it is required that the owner be present during the leveling.
After the lifting operation we will repair, not replace, damages to the exterior caused by our lifting operation. At the interior, we will fasten all loose trim and caulk any separations. We will repair drywall in areas where our lifting operation has caused drywall cracks.
